How a Multi-Property Wellness Program Sustained Resident Engagement for More Than Three Years

Since March 2023, ThriveHub has managed uninterrupted weekly yoga programming for two downtown Boston apartment communities within the same residential portfolio.

Referred to here as The Charles Collection, the two properties share an overall wellness strategy while maintaining their own schedules, instructors, registration pages, and resident experiences.

The result is a coordinated multi-property program that provides consistency at the portfolio level without treating two different communities as if they were identical.

The Community

The Charles Collection consists of two luxury residential communities in downtown Boston.

The properties serve similar populations, including many healthcare professionals and residents with nontraditional work schedules. However, each community has its own onsite team, amenity space, building procedures, and participation patterns.

Classes also occur after the leasing offices have closed, so instructors must be able to enter the building, prepare the space, welcome residents, and manage the experience without relying on onsite management.

The Goal

The property-management team wanted to offer dependable weekly wellness programming across both communities while allowing each property to retain its own identity.

The program needed to:

  • Operate consistently across two locations

  • Accommodate residents with demanding schedules

  • Continue without gaps when holidays or instructor conflicts arose

  • Function independently after office hours

  • Build community within each property

  • Give management visibility into resident engagement

  • Adapt when attendance or resident needs changed

One Partnership, Two Property-Specific Programs

ThriveHub built one coordinated wellness partnership with separate execution for each community.

Each property received:

  • Its own weekly class schedule

  • A dedicated primary instructor

  • A roster of vetted substitute instructors

  • A property-specific registration page

  • Resident reminders and schedule updates

  • Documented building-access and room-setup instructions

  • Ongoing attendance and instructor reporting

  • Program recommendations based on participation and feedback

This structure created consistency for management while allowing each class to reflect the residents and operational realities of its property.

More Than 300 Recurring Classes

With one weekly class at each property since March 2023, ThriveHub has coordinated more than 300 recurring resident sessions across the portfolio.

Programming has continued without gaps. When holidays affected the usual schedule, classes were rescheduled rather than quietly dropped. When an instructor needed coverage, ThriveHub coordinated a qualified substitute familiar with the property’s expectations.

That reliability has helped make wellness a recognized part of the resident calendar.

Responding When Engagement Changed

At one property, attendance began to decline. Instead of allowing the program to continue unnoticed, ThriveHub developed a Meet Your Pro activation to reconnect residents with the weekly class.

The event gave residents an opportunity to:

  • Meet the instructor outside the class environment

  • Learn what to expect from the weekly program

  • Ask questions

  • Share feedback

  • Register for future sessions

  • Participate in a community gratitude installation

The activation reached residents who had not recently attended class and helped restore participation to levels stronger than before the decline.

It also generated new information about resident interests, including demand for more accessible options such as chair yoga.

Extending Wellness Beyond Weekly Classes

The partnership has grown beyond recurring yoga.

At one community, ThriveHub also developed an annual Summer Solstice wellness experience combining intention setting, tea, reflection, and community connection.

The gratitude installation introduced during Meet Your Pro remained visible after the activation, allowing residents who did not attend the staffed event to participate on their own time.

These additional touchpoints helped wellness reach beyond the residents already attending class.

What Residents Say

Residents consistently recognize the quality and adaptability of the instruction:

“The instructor made me feel so welcome, being a senior and only having done chair yoga in the past. She was compassionate, encouraging, and radiant. I have wanted to do yoga for the past two years living here at [the Charles], and I am so happy that I did. After only one session, my body feels better. The instructor took the time after the session to show me how I could use a chair to get the same result for some of the poses. Truly grateful!”

Another participant described the experience as:

“I am a big fan of Gabriella’s yoga classes. They are the only yoga classes I’ve ever truly enjoyed because I feel relaxed and refreshed at the end of class. It is as if I spent the hour meditating. I enjoy the class so much, I will not schedule anything from 6:30 p.m. to 7:30 p.m. on Wednesdays.”

These comments reflect the balance the program is designed to achieve: approachable for newer participants while still offering meaningful options for residents seeking a greater challenge.

The Results

Since March 2023, ThriveHub has helped The Charles Collection:

  • Deliver more than 300 weekly resident classes

  • Maintain uninterrupted programming across two properties

  • Operate successfully after leasing-office hours

  • Provide each community with its own instructor, schedule, and registration experience

  • Reschedule holiday classes instead of creating programming gaps

  • Restore engagement when attendance declined

  • Extend participation through Meet Your Pro and a community gratitude installation

  • Introduce annual and seasonal wellness experiences

  • Gather resident feedback to inform future programming

The portfolio receives the simplicity of working with one wellness partner while each property retains the flexibility to serve its own residents.

The Takeaway

Successful multi-property wellness programming requires both standardization and flexibility.

Building access, instructor coverage, registration, communication, and reporting can be coordinated consistently across a portfolio. Class timing, instructor style, special events, and future recommendations should remain responsive to each individual community.

That balance makes it possible to scale resident wellness without losing the personal experience that keeps residents engaged.
